This policy explains what Sunbase Deals (operated by Dimitri Enterprises LLC, "we", "us") collects when you join our buyer list, how we use it, and the choices you have.

What we collect

• Contact details you give us: name, mobile number, and email.
• Your buying criteria: the states, regions, and counties you buy in, how flexible you are on area, property types, strategies, how you pay, how fast you can close, price range, beds and baths, year built, and the rehab level you will take on.
• Technical and advertising data: IP address, browser and device type, the page that brought you here, and ad click identifiers (for example, tags in the link from a Facebook ad).

Our form saves each answer as you give it. If you stop partway, we keep the answers you already gave.

How we use it

• To match you with real estate deals that fit your criteria and send them to you by text, email, or phone.
• To answer your questions and follow up about deals you show interest in.
• To measure and improve our ads and this website.
• To meet legal obligations.

Who we share it with

We do not sell your personal information. We share it only with service providers that run our business:

• Our customer database and messaging platform (HighLevel) and our dispositions software (Dispo Genius), which store your profile and deliver deal messages.
• Our website hosting and database providers.
• Meta (Facebook and Instagram), to measure our ads. We send Meta your contact details only in hashed (scrambled) form, together with the technical data above.
• Authorities, when the law requires it.

Text messages

If we text you, message frequency varies with deal flow and message and data rates may apply. Reply STOP to any message to stop texts, or HELP for help. We do not share your mobile number with third parties for their own marketing.

How long we keep it

We keep your information while you are on our buyer list and for as long as the law requires afterward. Ask us to delete it at any time and we will, except records we must keep by law.

Your choices

To see, correct, or delete your information, or to leave the buyer list, reply to any text or email we send you.

Security

We use encrypted connections and access controls to protect your information. No system is perfectly secure, so we cannot promise absolute security.

Changes

We may update this policy. The date at the top shows the latest version.
